Usable
and Rentable Floor Space Determinations to BOMA Specs
Floor space determinations provide a floor plan listing the square footage of the entire building and/or of the separate lease spaces. Layouts of physical spaces in the buildings often vary substantially from the floor plans provided by building owners. As tenants move in and out, walls are often added or removed. A business that leases space in a building needs an accurate measurement of the actual space available for use. Building owners and buyers often need to know actual dimensions prior to making lease decisions. We measure these areas utilizing the Standard Method for Measuring Floor Area in Office Buildings published by the Building Owners and Managers Association International or BOMA (ANSI/BOMA Z65.1-1996). This guide provides terms and definitions essential to providing accurate square footage numbers, such as Dominant Portion, Floor Rentable Area, Usable Area, Floor Usable Area, Basic Rentable Area, and others.
